The project is located in the old town of Malgrat de Mar, in a property that had functioned as a single-family house with a basement and a backyard. The objective was to divide the building into two independent dwellings for two members of the same family, preserving the habitability conditions despite the reduced façade of the plot.
The intervention is concentrated on the ground floor, which is converted into a room with independent access. The new dwelling incorporates three bedrooms, a dressing room, two bathrooms and a living-dining-kitchen area directly linked to the courtyard. The inclusion of a gallery that serves two rooms allows to complete this large program in a property with only four meters of wide façade.
The existing volumetry is preserved to respect the parameters of the POUM, while the courtyard is the real center of the project: the day area is open almost along its entire perimeter, establishing a direct relationship between inside and outside.
At the material level, wood beams and stone walls have been recovered, enhancing the value of pre-existing buildings. At the same time, the usual energy efficiency improvements have been incorporated: insulation, high-performance fuses and aerothermal systems for DHW and radiant heating. The result is a project that reinvents a single-family house to accommodate a new family, stretching to the maximum the possibilities of the regulations and combining constructive memory with current efficiency criteria.
