2403 Torrent Olla

The house, located in the Gràcia district of Barcelona, was in a good state of construction but with an inefficient organization. The aim of the project was to improve its functionality with a minimal intervention, able to maximize the spaces and reorganize the program.

The new distribution will completely remodel the house: the living room-dining room-kitchen is moved to the main façade, with more light and relationship with the exterior, while the bedrooms are located on the interior façade, quieter. In addition, a specific space for teleworking is generated, responding to the current needs of use.

The renovation incorporates the energetic improvement of the entire envelope, with the installation and replacement of fuses, promoting increased ventilation to ensure a healthy environment. The new installations, of high energy efficiency, complete the updating of the house.

At a constructive level, the pre-existing materials have been enhanced: the massive masonry walls have been left exposed and the original support of metal beams and ceramic plaster has been recovered, showing the sincerity of the structure and giving the house a character of its own.

The project shows how a minimal intervention can transform the organization of the dwelling, improving the relationship with the light and the exterior, while enhancing the value of existing materials and introducing current energy efficiency and comfort criteria.
